Project Overview

SPEEDECK designed & built 10 Piled Raft Foundations to support a row of terraced homes for Lovell Partnerships.

This project is part of a £290m initiative by Lovell to construct 766 new homes in Woolwich over six years. This development, emerging from what was once the Morris Walk North and South estates, will feature a diverse selection of housing units ranging from 1 to 4 bedrooms.  Trinity Rise and Trinity Park will be the new landmarks here, offering a balanced mix of affordable and privately-owned homes all under the partnership of the Royal Borough of Greenwich Council.

Concept Design

The client required a value engineered foundation solution to overcome the challenging ground conditions on site, the compliant design was found to be unfeasible and as such SPEEDECK needed to intervene in a timely manner in order to meet the clients programme dates.

Our design team offered a cost effective solution and a quick turnaround, whilst also offering solutions to reduce cost and time on site in relation to the depth of drainage. SPEEDECK Offered circa 30% savings vs the clients budget.

Design Engineering

The ground conditions at the site consist of a substantial but variable layer of Made Ground overlying granular soils and Chalk. Due to these conditions, a Continuous Flight Auger (CFA) Piled Raft is considered the most appropriate foundation solution, providing stability and load-bearing capacity suitable for the site’s characteristics. Due to the variable nature and volume of the made ground a number of pile designs were developed in order to accurately reflect the ground model.

Additionally, as the area is devoid of trees and the soil composition lacks clay, the risk of ground heave is minimal, eliminating the need for specific heave precautions. This ensures a more straightforward foundation design without the complexities associated with expansive soils.

Construction

SPEEDECK’s scope of works consisted of:

  • All setting out to facilitate our works
  • Installation of Concrete Working Surface, giving a piling matt thickness of 50mm.
  • Installation of CFA Bearing Piles to support pile loads specified by SPEEDECK.
  • Pile Attendance
  • Breakdown & Integrity Testing of Piles.
  • Installation of underslab drainage & services
  • Shuttering, steel fixing and concreting to rafts.
  • Concrete pour and shutter striking.

SPEEDECK successfully completed their scope of works within the programme, delivering the 10 slabs for the rows of terraced homes within 10 weeks.
